With the fall quickly approaching, homeowners are starting to call us for roofing estimates.  People normally use September and October to address roofing concerns before the winter hits. While we welcome the opportunity to visit our customers to evaluate their roofing systems, there are a few easy steps you can take to determine whether or not you should consider replacing your roof.

Is your roof elderly?

The first thing to consider is the age of your roof. Whether or not you’re having an issue with your roof,  you’re going to want to begin exploring options if your shingles are flirting with 20 years.  Industry standards usually dictate that a roof will last between 20 and 25 years.

Curling, lifting, and buckling

Another tell-tale sign that your roof is nearing its end is if you begin to notice any curling or buckling of shingles.  Shingles tend to start lifting and curling near the end of their life span, especially if they happen to lie within direct sunlight.  However, if your roof is relatively new you may want to have a licensed professional investigate your roof to determine if the shingles installed were defective.

Making sure the tabs of your shingles are still holding is also important.  You’ll usually know when the shingle tabs begin to lose grip because that’s when shingles will launch themselves from the roof.  Picking up stray shingles from your lawn before cutting the grass normally indicates you may have a roofing issue.

Is there a beach growing in your gutters?

One of the best indicators for a possible roof replacement is one that very few people know about.  Grab a ladder and take a peek into your gutters.  Shingles begin to shed granules once they’ve hit old age, and these granules will usually build up in your gutters.  While granule loss is normal during intense weather, such as hail storms, excessive amounts found in your gutters—especially if your roof is older—will alert you to initiate the roof shopping process.
